Oregon Real Estate Licensing

Applicant Requirements

Must be 18 years of age or older

Must have a HS Diploma or GED

Must be able to pass a background check

Oregon requires you to take a qualifying 150 hour online or college licensing program.  

Online education is self paced, and allows you up to one year to complete. It can take anywhere from a few weeks, to several months to complete this course.  

Basic Licensing Costs

$300 Application/license fee

$698.50/Yr PMAR/NAR Dues per year (Pro-rated)

$188/Qtr + $25 (one time) RMLS Dues

$89/Yr OREF Forms

$75 PSI Test Fee

$40 =/- Fingerprinting

Associations and Dues

To be licensed you will need to sign up with PMAR or Willamette Valley Association of Realtor and National Association of Realtors.  You will be issued a NRDS number which you will use to sign up with RMLS (or other MLS Systems you choose to use)

Our office currently offers RMLS, WVMLS Willamette Valley, COAR (Central Oregon) and Flex (Coast).

You will also need to purchase you OREF forms subscription yearly.

TEsting, Background, and Fingerprinting

License Testing is done through PSI.  You will be taking the State and National Tests.  If you do not pass one or both of the tests, you can retake the test(s) you did not pass.

PSI will also handle your background check and your fingerprinting.

Continuing Education/renewals

You will need to renew your license by the end of your birthday month every other year. So if your birthday is in February, and you are licensed in January, your first renewal will need to be completed the following year.  In this case, you may want to wait until the month following your birthday month, so that you will get closer to 2 years in your first license.

Your first renewal requires you to complete the 27 hour "Advanced Practices" course as well as the 3 hour LAARC class, offered on any Real Estate Course program, prior to your renewal date. You will also need to take an "Ethics" class every 4 years.

For each renewal (every other year thereafter) you will need the 3 hour LAARC class, as well as 27 hours of any combination of approved Continuing Education courses.  These courses are offered in various ways, at no cost in most cases.

Yearly Basic Costs to be a LIcensed Real Estate Broker

$752 RMLS dues (Billed Quarterly)

$698.50 PMAR Dues (Due by January 31st.)

$89 OREF forms (Due Yearly)

$300 License Renewal (Due every other year)
